1. Agreement to Terms

These Terms & Conditions ("Terms") form a binding agreement between you ("User," "you") and ParcelUS ("ParcelUS," "we," "us," "our") governing your access to and use of the ParcelUS website, platform, and any reports generated through it (collectively, the "Service"). By creating an account, purchasing a report, or otherwise using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.

2. Description of the Service

ParcelUS provides PDF reports for individual real property parcels located in the United States, priced at $1.00 per report unless otherwise stated. Reports are pre-generated on a monthly basis for all parcels within our currently available counties (see our Coverage & Updates page), and are compiled from publicly available records and data sources, processed through proprietary data science methods and algorithms. When you purchase a report, you are purchasing access to the most recently generated report for that parcel. A report may include some or all of the following, depending on data availability for the selected parcel:

  • Location & identification (APN, address, city, zip code)
  • Property characteristics (type, year built, acreage, area, school district)
  • Financial & tax values (market value, land value, tax value)
  • Property owner information
  • Satellite imagery of the property
  • Property contour mapping
  • Road frontage & access analysis (where applicable)
  • FEMA flood hazard assessment
  • Soil survey composition
  • Site slope & gradient assessment
  • Comparable properties (only when sufficient data is available)
  • Market analysis & estimated valuation (only when sufficient data is available)

Not every report will contain every category listed above. Coverage and data completeness vary by state, county, and parcel, and are limited by what is available in the public records and datasets we rely on. Because reports are refreshed on a monthly cycle, the data reflected in a report corresponds to the most recent generation cycle prior to your purchase, and may not reflect changes to public records that occurred after that cycle ran. 3. No Professional Advice; No Warranty of Accuracy

ParcelUS reports are generated using automated data science processes applied to third-party public records. They are provided for general informational purposes only and are not:

  • A survey, boundary survey, or legal description of any property;
  • An appraisal, broker price opinion, or professional valuation;
  • A substitute for title search, title insurance, or a title report;
  • Environmental, geotechnical, engineering, legal, tax, or financial advice; or
  • A guarantee that a property is buildable, insurable, financeable, or fit for any particular purpose.

Estimated market values, comparable properties, contour data, flood hazard information, soil composition, slope data, and all other figures in a report are algorithmically generated estimates based on public data available as of the report's generation date, which may predate your purchase date by up to one monthly cycle. They may be incomplete, outdated, or inaccurate, and should not be relied upon as the sole basis for any financial, legal, investment, or real estate decision. You are solely responsible for independently verifying any information in a report — including through a licensed surveyor, appraiser, title company, engineer, or attorney, as applicable — before relying on it or acting upon it.

4. Data Sources

Reports are built from publicly available government and third-party records, including but not limited to county assessor and recorder data, FEMA flood maps, USDA/NRCS soil survey data, and other public geographic and property datasets. ParcelUS does not create or verify the underlying source data and is not responsible for errors, omissions, or delays originating from the government agencies or third parties that publish it. Public records are updated on differing schedules across jurisdictions; a report reflects the data available to ParcelUS at the time it is generated and may not reflect the most current recorded information for a given parcel. While our input data is drawn entirely from public sources, the specific process we use to cross-reference, unify, and estimate valuation from that data is proprietary to ParcelUS and is not disclosed or shared with any third party.

5. Accounts

You must provide accurate information when creating an account and are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately if you suspect unauthorized use of your account.

6. Purchases & Payment

Reports are sold on a per-report, pay-as-you-go basis at the price displayed at checkout. Payment is due at the time of purchase and is processed through our third-party payment processor. By purchasing a report, you authorize us to charge the payment method you provide.

7. Refund Policy

Because reports are digital products delivered immediately upon purchase, all sales are final once a report has been successfully delivered to you. We do not offer refunds for reports already delivered, including in cases where the report contains limited data due to public record availability, or where the property does not match your expectations. If you are charged but do not receive access to the report you purchased due to a technical error on our end, contact us and we will investigate and issue a refund or credit if appropriate, at our discretion.

8. Acceptable Use

You agree not to: (a) use automated means (bots, scrapers, or similar tools) to access the Service or bulk-download reports outside of any bulk or API offering we may separately provide; (b) resell, sublicense, or redistribute reports as a standalone data product or competing service without our written permission; (c) misrepresent a report as an official survey, appraisal, or government record; (d) attempt to interfere with, disrupt, or gain unauthorized access to the Service or its underlying systems; or (e) use the Service for any unlawful purpose.

9. Intellectual Property

The Service, including its design, software, algorithms, and the compiled and formatted presentation of data within a report, is owned by ParcelUS and protected by applicable intellectual property laws. Purchasing a report grants you a personal, non-exclusive, non-transferable license to use that report for your own informational purposes. The underlying public-record facts contained in a report (e.g., an address, a recorded sale price) are not owned by ParcelUS and remain public information; what is proprietary is our specific compilation, formatting, and algorithmic analysis. ParcelUS retains exclusive ownership of its data processing methodology, cross-referencing techniques, and valuation estimation algorithms. This methodology constitutes a proprietary trade secret of ParcelUS and is not licensed, disclosed, or shared with you or any third party as part of the Service; you receive only the resulting report, not the underlying process used to produce it.

10. Limitation of Liability

To the fullest extent permitted by law, ParcelUS and its officers, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or business opportunity, arising out of or related to your use of the Service or reliance on a report, even if we have been advised of the possibility of such damages. To the fullest extent permitted by law, our total aggregate liability to you for any claim arising out of or relating to the Service will not exceed the amount you paid to ParcelUS for the specific report giving rise to the claim.

11. Disclaimer of Warranties

The Service and all reports are provided "as is" and "as available," without warranties of any kind, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, non-infringement, or accuracy. We do not warrant that the Service will be uninterrupted, error-free, or that any report will be complete or free from inaccuracies inherited from public data sources.

12. Indemnification

You agree to indemnify and hold harmless ParcelUS from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising out of your misuse of the Service, your violation of these Terms, or your reliance on a report in a manner inconsistent with Section 3 above.

13. Changes to the Service or These Terms

We may modify, suspend, or discontinue any part of the Service at any time. We may update these Terms from time to time; material changes will be reflected by an updated "Last updated" date above. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

14. Governing Law

These Terms are governed by the laws of the United States and the state in which ParcelUS is organized, without regard to conflict-of-law principles, unless otherwise required by applicable law.
